Das Haus bietet eine ideale Lage im Sommer für Wanderungen und Radtouren und im Winter für Skifahren, Wandern und Langlauf. Die Langlaufloipe befindet sich direkt vor dem Haus.

Auch Ausflugsziele wie Chiemsee, Salzburg, Berchtesgaden-Königsee, Kössen, Walchsee sind in ca 30 min bis 1 Autostunde zu erreichen.

Der Raffner Hof liegt ca. 2,5 km vom Ortskern Ruhpolding entfernt. Mit dem Auto ist der Ort in ca. 3 Minuten zu erreichen, zu Fuß sind es ca. 20 Minuten. Es gibt verschieden Lebensmittelgeschäfte sowie Bäckereien und Metzger in wenigen Minuten zu erreichen.
