The spacious vacation apartment at Eichberg not only offers plenty of room inside, but also outside: a covered terrace measuring over 60 m2 with panoramic views of the Alps. Here you can start or end the day in a relaxed manner - with coffee, a barbecue, sunbathing, or simply with a good book in your hand. The apartment is located on the garden level of a brand-new, sustainably designed two-family house. Everything is barrier-free and furnished with attention to detail in a cozy country house style. The approximately 135 m2 of living space includes two bedrooms with comfortable double beds, a very spacious living-dining area with a kitchen island, and a modern kitchen that offers everything even ambitious amateur chefs could want - including a Thermomix. The surrounding area invites you to enjoy activities all year round. Hiking and biking trails through meadows, forests, and hilly pre-Alpine landscapes start right at your doorstep. Those who like it even more sporty will also find more challenging mountain tours nearby. Lake Chiemsee, with its bathing spots, boat rentals, and islands worth seeing, is only a few minutes away by car or bike. In winter, cross-country ski trails are within easy reach, and the nearest ski lift is only about 10 kilometers away-ideal for a day of skiing in the mountains. The bathroom has a rain shower and an infrared sun shower for warming up. A separate toilet provides additional comfort. The apartment is well equipped with the latest technology: smart home system (Loxone), ventilation system with pollen filter, colored lighting, speaker system, free high-speed Wi-Fi, extra-large smart TV-everything you need to make your stay enjoyable. Children can romp around either in the fenced-in garden, which is available for shared use, or in the natural adventure playground a few minutes' walk away, or for older children, on the local soccer field. Those traveling by bike will find secure storage facilities as well as a compressed air connection and charging facilities for e-bikes directly at the house. The quiet location on the outskirts of the resort town of Grabenstätt, with direct access to nature and a magnificent Alpine panorama, makes the Eichberg vacation apartment an ideal starting point for sporting leisure activities - and at the same time a place to arrive and let go.

Environment description

The vacation apartment is idyllically located in a quiet residential area in the Winkl district of the picturesque village of Grabenstätt on Lake Chiemsee, nestled between the Chiemgau Alps and the Bavarian Alpine foothills. Just a few minutes' drive away is Lake Chiemsee, also known as the "Bavarian Sea," with its numerous swimming spots, boat rentals, and the famous Herreninsel island with Herrenchiemsee Palace. Cycling and hiking trails start right outside the front door and lead through forests and meadows, past traditional farms and sparkling lakes. The charming center of Grabenstätt is easily accessible on foot or by bike and offers everything you need for your daily needs-from bakeries and small shops to cozy inns. For larger purchases and cultural excursions, the nearby towns of Traunstein, Rosenheim, Salzburg, and Berchtesgaden are ideal.

About the host

In September 2025, we completed our new building and are now renting out the beautiful apartment on the garden level. We use the rest of the house ourselves with our family. Prices do not include the local visitor's tax. In Grabenstätt, this is EUR1/night for guests aged 16 and over, EUR0.50/night for children aged 6-15, and free for children under 6. We charge our cost price of EUR0.29 per kWh for use of the electric car charging station (calibrated meter in the wall box).

How to reach us The vacation apartment is conveniently located yet quiet-perfect for a relaxed arrival. Whether by car or train, there are several easy ways to reach us. By car, you can reach us comfortably via the A8 motorway, which is only a few minutes away. You can charge your electric car directly at the parking lot. This means you'll reach your destination quickly and start your vacation stress-free. It's also easy to reach us by public transportation. The nearest train station is only about 5 kilometers away - from there, you can reach the accommodation in a short time by taxi or bus.
