In principle, all adults who stay in hotels, inns or boarding houses, holiday accommodation or similar accommodation facilities as well as on campsites as well as on campsites in Dresden are subject to the lodging tax, unless there is an exceptional tax exemption.
The lodging tax is six percent of the room rate including sales tax and is payable on departure at the lodging facility.

General:
The apartment has been freshly renovated & furnished to a high standard. It is located in Friedrichstadt, a central district not far from the historic old town of Dresden.
In our apartment you can expect a modern furnishing style with great attention to detail, so that you can feel comfortable right from the start, which is important to us.
 

Living and sleeping area:

The terrace invites you to enjoy the first rays of sunshine with a Nespresso coffee for a perfect start to the day.
The queen-size double bed (1.60m x 2.00m) with comfortable mattress is cozy and offers you a restful sleep.
The free Netflix and TV app access ensures the best entertainment on the 50'' Smart TV thanks to high-speed internet.
The high-quality sofa in the living room offers you the opportunity to relax, read a book or simply switch off after a long day full of sightseeing and new impressions.
The sofa also has an integrated sleeping function with space for a 3rd and 4th guest.

Kitchen:

The fully equipped kitchen with induction stove, fridge incl. freezer compartment, dishwasher, microwave and little extras offers everything you need for your stay.
The dining table with seating for 4 people invites you to eat. The table also offers enough space for mobile working.

Bathroom:

The bathroom has a bathtub with shower enclosure, so you can freshen up as you please. A washing machine is also available.

Short Characteristics

The ground floor apartment is located on a quiet street in the Friedrichstadt district, not far from the Old Town.
Just a few meters from the accommodation is the largest baroque fountain in Dresden - the Neptune Fountain. You have the best view of the fountain from the adjoining café, where you can enjoy snacks, pastries and drinks from Mon to Sun.
You can reach the central sights such as the Frauenkirche, the Fürstenzug, Semperoper or the Zwinger in Dresden's historic old town in just a few minutes.
Not far from the apartment is the "Kraftwerk Mitte" - a unique art, culture and creative location. The site is home to the State Operetta, the Theater junge Generation, the Media Culture Center, a cinema and numerous restaurants.

If you like hiking, you can reach the Saxon Switzerland National Park in under 50 minutes.

The exhibition grounds and the congress center can be reached in 5 minutes by car, ideal for business people working there.There are also supermarkets and restaurants within walking distance of the apartment.

HOUSE RULES & REGULATIONS

1. check-in is from 15:00, check-out is no later than 11:00. Early check-in or late check-out is available for a fee subject to availability. Guests who stay beyond the agreed upon check-out time or delay our cleanings are liable for all resulting costs and expenses.

2. guests are not allowed to make reservations within their residence with us. Please contact us if you wish to book in your own residence.

3. smoking, parties, escortbusiness or other commercial use and excessive noise are not allowed, not even on balconies or in common areas (e.g. hallways). Violations of the smoking ban will result in a fee of 250€ plus the cost of special cleaning and damage repair.

4. commercial photography/videography without written permission and illegal activities are strictly prohibited.

5. guests whose number exceeds that indicated in the reservation are not allowed. We charge 30€ per night of the reservation for each unauthorized guest.

6. animals are not allowed. Violations of our animal policy may result in a separate cleaning fee. Guests with assistance animals are requested and contacted prior to their stay.

7. guests are responsible and liable for the cost to replace lost keys, key cards, remotes or parking passes.

8. noise level measurement systems may be installed in the apartments to monitor excessive noise levels 24/7. Video surveillance may be installed in public areas.

9. guests are fully responsible and liable for any damage or loss to the premises and facilities. Guests must report any damage to our customer service department.

10. before arrival, the identification of the guests takes place via information in an online registration form according to §§29 BMG. Guests who do not have a current residence in Germany must provide a photo ID to verify their information.

11. booking a reservation is accompanied by the agreement to abide by the house rules. Guests who do not comply with the house rules are liable for any resulting damages, fees, costs or expenses. Failure to comply may result in immediate cancellation of the reservation and eviction without refund.

There are plenty of parking spaces in the immediate vicinity, which are free of charge throughout the week. If you can't find a parking space straight away, let me know and I'll quickly find a solution for you.

Cancellation / payment conditions

If canceled 30 days prior to arrival, the full booking amount will be refunded.
If canceled within 30 - 14 days prior to arrival, 50% of the booking amount will be refunded.
If canceled within 14 days prior to arrival, the cleaning fee will be refunded.
