The house is modernly furnished, 75 m² in size and have a fully equipped kitchen including a dishwasher. From the covered terrace you can overview the lovely planted garden. Here you can enjoy a comfortable stay for 2 to 5 persons – two separate bedrooms and a sofa-bed in the living room are available for the overnight stay. Your holiday apartment was completely renovated in 2009. Holiday on the outskirts of Dresden - nearly rural and yet only a few tram stations away from the centre. You are looking for a fair room? You favour an evening stop in the historic Old Town of Dresden or in the scene quarter Dresden-Neustadt? The tram route 11 is running nearly all night long.The holiday apartment „Das Baue Haus“ Dresden is an alternative to a guest-house. The landlord is a small business owner according to Art. 19 Par. 1 UStG (German sales tax law) and so not liable to VAT. Additionally to the rental price a fee of 25.00 Euro for the final cleaning is charged.

Check in / Check out

Arrival usually from 4 p.m., departure until 10:30 a.m. at latest. Deviations are only possible if arranged in advance by telephone under 0049 351 310 49 49. Incidentally, it is referred to the terms and conditions.

Cancellation / payment conditions

Der Mietpreis zuzüglich der Pauschale von 35,00 € für die Endreinigung ist in bar bei Anreise/Schlüsselübergabe zu leisten.
Der Vermieter behält sich vor, vom Gast vor der Anreise eine Anzahlung auf den für die Überlassung der Ferienwohnung vereinbarten Preis sowie die mit dem Gast etwa vereinbarten weiteren Leistungen zu verlangen. 
Soweit nicht anders verlangt, ist die Vorauszahlung spätestens am 8. Tag nach Übermittlung der Rechnung fällig. Geht die Zahlung nicht fristgemäß ein, ist der Vermieter zum Rücktritt vom Vertrag berechtigt. Er teilt dies dem Gast schriftlich (Post oder E-Mail) mit. 

Folgende Rücktrittsregelung gilt als vereinbart:
Der Entschädigungsanspruch ist zeitlich gestaffelt, d. h. unter Berücksichtigung der Nähe des Zeitpunktes des Rücktritts zum vertraglich vereinbarten Reisebeginn in einem prozentualen Verhältnis zum Reisepreis pauschaliert und bei der Berechnung der Entschädigung gewöhnlich ersparte Aufwendungen und gewöhnlich mögliche anderweitige Verwendungen der Reiseleistungen berücksichtigt. 
Die Entschädigung wird nach dem Zeitpunkt des Zugangs der Rücktrittserklärung des Gastes wie folgt berechnet: 
bis 45 Tage vor Reiseantritt 25 %, 
ab 44 bis 25 Tage vor Reiseantritt 40 %, 
ab 24 bis 11 Tage vor Reiseantritt 50 %, 
ab 10 bis 3 Tage vor Reiseantritt 80 %, 
bei Unterschreitung der Frist oder Nichtanreise 90 % des Reisepreises.
Dem Gast bleibt es in jedem Fall unbenommen, dem Vermieter nachzuweisen, dass diesem überhaupt kein oder ein wesentlich niedrigerer Schaden entstanden ist, als die von ihm geforderte Pauschale.

Anreisebeschreibung

The „Blaue Haus“ is located in the south of Dresden in the district Kleinpestiz / Mockritz (local exchange Plauen). Despite of the quite location on the city's outskirts, the traffic connection is very good. The motorway and the railway station are each 3 kilometres away and the tram is 200 metres away. By car:Leave the motorway A 17 on the exit 3 “Dresden-Südvorstadt”. Turn left once (in the direction of the city center), then on the right hand side take the junction “Zschertnitz”. On the next traffic lights (petrol station of Aral) turn right to the “Südhöhe”. Turn right again on the second set of traffic lights in the “Münzmeisterstraße”. Now you see the Blaue Haus on the left hand side. Duration of time: 5 minutes. By train:Starting from Dresden main station (Hauptbahnhof) or Dresden Neustadt: take tram line 11 and go to end stop Zschertnitz. You arrive after a foothpath of 200 m. Advice for customers of the BahnCard:The tram journey is inclusive (City-Ticket-option).From the airport:With the local train (S-Bahn) to main station (Hauptahnhof). From there take tram line 11 as described above.
